PRELIMINARY EVALUATION FOR THE ARENA MONTERREY



ECS conducted an evaluation of the development potentials for a major sports arena in Monterrey, Mexico.  The proposed arena was part of a multi-use development which included a theme park and an industrial museum.
 





​The arena evaluation covered the following areas of study:
 
            Market Analysis.
            Site Evaluation.
            Arena Concept Development.
            Regional and International Comparable Facility Analysis.
            Planning Factors Including Events, Parking, Box Seats and Organization.
            Box and Reserved Seat Pre-Sale and PSL Strategy.
            Anticipated Events.
            Operating Revenue From Both Admissions and Facility Rental.
            Operating Expenses.and Profit.
            Development Cost Estimate.
            Warranted Investment Analysis.
 
The facility broke ground in January of 1994 and was opened in 2003.  The 18,000 seat arena is primarily used for concerts, shows and indoor sports like indoor soccer or basketball.  It has been the home arena of the Monterrey indoor soccer team and the Fuerza Regia, a professional basketball team in the Liga National de Balancesto Profesional and the Monterrey La Raza, a team in the NISL.
