FEASIBILITY STUDY FOR THE DEVELOPMENT OF A TITANIC MUSEUM ATTRACTION IN PIGEON FORGE, TN
In 2009, ECS was retained by Cedar Bay Entertainment to evaluate the development potentials of creating a second The Titanic Museum in Pigeon Forge, TN. The original and highly successful Titanic Museum is located in Branson, MO. Cedar Bay saw the opportunity to clone the product in a similar, high density tourist market.
The economic analysis covered the following areas of study:
Market Analysis and Site Evaluation.
Regional Comparable Facility Analysis.
Operating Revenue and Operating Expenses Analysis.
Operating Profit.
Development Cost Estimate.
Warranted Investment Analysis.
This facility was opened on April 8, 2010 based on ECS economic analysis. It is built half-scale to the original ship. Similar to the one in Branson, Missouri, the museum holds 400 pre-discovery artifacts in twenty galleries. It is the largest permanent Titanic museum in the world.
